  • TO MAKE AN ENQUIRY. Please submit the online enquiry form to check the property is available on the dates you require.
  • CONFIRMING YOUR BOOKING. A provisional confirmation will be sent with payment details. A deposit of £180 per cottage per week is required to confirm your booking. If however you are booking within 8 weeks of your holiday, payment must be made in full when confirming your holiday. The property will be held for 2 hours to allow you to time to make the payment. Please note your holiday is not confirmed until you have received written confirmation that we have received your payment.
  • BALANCE PAYMENT. The balance of your holiday is due at least 8 weeks prior to holiday commencement. This can be paid by methods indicated on payment options page.
  • HOLIDAY COST. The prices quoted are the number of nights accommodation during the dates indicated on the price table. Included in the price is electric, fuel, bed linen, teatowels and oven gloves. (PLEASE NOTE: towels are NOT provided and bed linen is not provided for the cots).
  • BREAKAGE DEPOSIT. There is a breakage deposit required against the property of £150. The deposit must be paid 4 weeks prior to your holiday commencement (please note all payments made will be cashed) and will be refunded within 2 weeks of your return provided there is no damage. Any cost of repair or replacement items will be accounted for and deducted from your deposit prior to being refunded. You will be invoiced for any damage costs in excess of the security deposit.
  • ALTERATIONS TO THE PROPERTY DESCRIPTION. The information on the web page is believed to be accurate at the time of publication. Cosmetic details can change over time such as arrangements of furniture, decorations and shrubs growing. Major alterations to the property facilities may sometimes be necessary and we shall endeavour to inform you of such changes.
  • SHORT BREAKS. These are allowed most of the year and will cost approximately 20% of the weekly price per night. Please submit your email enquiry for a specific quotation.
  • OCCUPANCY. The property is available for 7 adults plus 2 babies. In addition 3 extra people can be accommodated on a double sofa bed and a pullout full size single bed with . If this number is exceeded you will be asked to vacate the property and no compensation/refund will be offered.
  • PETS. Pets can be allowed subject the some conditions. There should be no sign or smell of the pet either within the cottage or in the garden after your departure. In addition, they should not be allowed on the beds or in any rooms alone.
  • COTS. 1 cot and 1 travel cot are available at The Property but we do NOT provide linen for the cots.
  • HIGHCHAIRS. 2 highchairs are available at The Property.
  • TOWELS. Towels are not included at The Property.
  • KEY COLLECTION. The property is available from 4.00pm on day of arrival and must be vacated by 10.00am on day of departure, unless otherwise stated on your holiday confirmation. In some instances we may be able to bring forward the entry time or extend the departure time, however we do require advance notice and we will only be able to confirm we are able to change the times 1 day before holiday commencement. You will be issued with the code for the keysafe the day before arrival. Please ensure we have your mobile number and email address. Keys must be returned to the collection point on departure. Other keys around the property should be returned to the position they were found.
  • CANCELLATIONS. Charges will be incurred for any cancellations according to the following table.
  • 1. Our aim is that all of our customers are satisfied if not delighted when they arrive at the cottage. To achieve this I would like to draw your attention to the following
    - The cottage is well insulated for sound with double and triple glazing which means that there is negligible traffic noise from the dual carriageway which is close to the cottage. In addition, traffic is negligible at night. Noise will be evident in the garden.
    - The third bedroom has bunk beds and a single bed at right-angles to it. It is accessed through the kitchen and utility room and may not be suitable for very young children due to the distance to the main bedrooms. The family bedroom has a king size bed, single bed and cot.
    - We have done some de-cluttering of the cottage but it is not minimalist. As it is a country cottage style, there are some ornaments around. The cottage essentially sleeps 8 + 2 (on a sofabed) We have furnished it to supply the number of guests. - We take cleaning very seriously The time allocated for cleaning the property and changing bedding between guests is largely to ensure that it is vacuumed, dusted, surface cleaned and disinfected. There is not enough time to do a complete spring clean under and behind cupboards, particularly in very busy seasons. However, if you have any issues with the cleanliness and feel that a deeper clean is necessary then we have no problem in getting our cleaner back to the property whilst you are out. They will focus on the deeper clean and not on tidying and cleaning your pots, pans and other mess produced during your visit. Just let us know by the website communication thread or by reply to our emails. During this COVID era , it is important to understand that we clean surfaces with COVID killing detergent which can leave the surface slightly tacky. Having said that we cannot guarantee no COVID and suggest that you follow the recommended precautions such as hand-washing and not touching your face during the first few days. Guests are also required to adhere to any COVID related guidelines regarding their home and the location of this property at the time of occupation.
